{"id":9164,"date":"2024-04-23T09:07:55","date_gmt":"2024-04-23T07:07:55","guid":{"rendered":"https:\/\/plancabanyal.es\/?p=9164"},"modified":"2024-04-29T09:07:44","modified_gmt":"2024-04-29T07:07:44","slug":"el-ayuntamiento-aprueba-la-modificacion-del-plan-del-paseo-maritimo-que-permitira-la-mejora-de-los-12-restaurantes","status":"publish","type":"post","link":"https:\/\/plancabanyal.es\/va\/el-ayuntamiento-aprueba-la-modificacion-del-plan-del-paseo-maritimo-que-permitira-la-mejora-de-los-12-restaurantes\/","title":{"rendered":"L&#8217;Ajuntament aprova la modificaci\u00f3 del pla del Passeig Mar\u00edtim que permetr\u00e0 la millora dels 12 restaurants"},"content":{"rendered":"<div class=\"dateRedes\">\n<p class=\"noticia-date\">22\/04\/2024<\/p>\n<ul>\n<li><strong>Els establiments podran utilitzar la primera planta dels edificis com a restaurant, de manera que s&#8217;amplia la superf\u00edcie de les instal\u00b7lacions<\/strong><\/li>\n<\/ul>\n<ul>\n<li><strong>Els nous edificis es col\u00b7locaran sobreelevats del s\u00f2l uns 50 cm per a evitar inundacions en \u00e8poca de temporals mar\u00edtims o grans tempestes<\/strong><\/li>\n<\/ul>\n<p>La Comissi\u00f3 d&#8217;Urbanisme t\u00e9 previst aprovar este dimecres, 24 d&#8217;abril, la modificaci\u00f3 puntual del Pla especial d&#8217;ordenaci\u00f3 del Passeig Mar\u00edtim, que pret\u00e9n adaptar les normes urban\u00edstiques al nou projecte d&#8217;edificaci\u00f3 per als 12 els restaurants que compten amb la qualificaci\u00f3 d&#8217;elements singulars, de manera que es modernitzen i s&#8217;homogene\u00eftzen en la seua composici\u00f3. Segons ha explicat el regidor d&#8217;Urbanisme, Vivenda i Llic\u00e8ncies de l&#8217;Ajuntament de Val\u00e8ncia, Juan Giner, \u201ceste canvi en el planejament permetr\u00e0 renovar i modernitzar la imatge dels edificis dels restaurants del passeig, una demanda que ten\u00edem sobre la taula i que tant els ve\u00efns com els gestors d&#8217;estos restaurants estaven sol\u00b7licitant\u201d.<\/p>\n<p>A partir d&#8217;ara, amb les noves modificacions aprovades, els establiments podran utilitzar la primera planta dels edificis com a restaurant, de manera que s&#8217;amplia la superf\u00edcie de les instal\u00b7lacions. A m\u00e9s, l&#8217;ocupaci\u00f3 m\u00e0xima edificada passa a ser de 229,30 m\u00b2, tal com permet el ministeri en la sol\u00b7licitud de nova concessi\u00f3 per als restaurants.<\/p>\n<p>\u201cEste equip de govern \u2014ha explicat Juan Giner\u2014 sempre apostar\u00e0 per una col\u00b7laboraci\u00f3 publicoprivada en el desenvolupament de projectes i l&#8217;administraci\u00f3 ha d&#8217;establir els camins necessaris perqu\u00e8 sectors estrat\u00e8gics, en este cas el turisme, tinguen les ferramentes necess\u00e0ries que faciliten el seu desenvolupament\u201d.<\/p>\n<p>Amb l&#8217;aprovaci\u00f3 de la modificaci\u00f3 es millora el disseny dels restaurants, de manera que es permetr\u00e0 una coberta amb plans inclinats, una terrassa superior amb 144 m\u00b2 coberts i tancats amb envidre\u00efment de s\u00f2l a sostre en un 70% del seu tancament; i els 85 m\u00b2 restants ser\u00e0 una terrassa descoberta.<\/p>\n<p>D&#8217;altra banda, els nous edificis es col\u00b7locaran sobreelevats del s\u00f2l a una altura de 50 cent\u00edmetres, per a fer front a la pujada progressiva del nivell de la mar i per a evitar inundacions en l&#8217;\u00e8poca de temporals mar\u00edtims o de grans tempestes, tot aix\u00f2 sense augmentar els volums permesos per la demarcaci\u00f3 de Costes del Ministeri per a la Transici\u00f3
